Simplifies our Business

Pros

We love how its synchronized all our listings and made it easy for us to get reservations across platforms.

Cons

Sometimes the messaging might not sync a massage or sometimes it doesn't load the calendar or message center on mobile.

Transitioning from Jurny to Guesty

So far so very good, the technology is top of the line and the team behind it even more.

Pros

A full suite of services with great support staff, not only the technology is top of the line but the ease of configuration as well.

Also, Guesty is one of the very few companies offering a complete solution that includes guest communications

Cons

Nothing so far. As we move forward I am sure there will be things that will need to be addressed, specially as they continue integrating AI into the tool, but so far everything I have requested I have been satisfied

Guesty: Overpromising, Under-delivering, and Unethical Billing Practices

My experience with Guesty has been extremely disappointing, especially considering my growing business. I started with 4 properties about 1.5 years ago, and now I manage 40. Throughout this period, I’ve tested several PMS solutions, including Hostaway, Lodgify, and Stays. While none are perfect, Guesty stands out for all the wrong reasons.

From the beginning, the sales team overpromised features that weren't even on their roadmap. They painted an unrealistic picture of the platform's capabilities, which led to my decision to move forward with them.

The onboarding process was even worse. The team stalled continuously, trying to gain time so they could start billing without delivering any of the promised functionalities. It was clear they were just dragging their feet to begin charging fees while making false assurances about system readiness.

When I tested a property integration with Airbnb, the support team falsely claimed that Airbnb was down. However, I was managing my 40 properties through another PMS, and everything was working perfectly with Airbnb, proving this excuse was not valid.

Despite knowing they had failed to deliver on their promises, Guesty charged me $1,000 for an onboarding that never happened. Worse, they billed my card $450 for three months, without authorization, while still failing to provide the promised services.

Comparing this with the other systems I tested, like Hostaway, Lodgify, and Stays, their issues were more related to support, but none were as deceptive or problematic as Guesty.

Pros

The layout of Guesty is visually appealing, but beyond that, I don’t have much positive to say.

Cons

> Sales team overpromises: They guarantee features that don’t exist and aren’t even on the roadmap.
> Onboarding team stalls: They try to buy time, delaying the setup process to start billing while still not delivering the promised functionalities.
> Support issues: When testing a property integration with Airbnb, they falsely claimed that Airbnb was down. Meanwhile, my other PMS, which manages 40 properties, worked perfectly fine with Airbnb.
> Unethical billing practices: Despite their failure to deliver, I was forced to pay a $1,000 onboarding fee (for services that never took place) and was also charged $450 for three months without my authorization, while they kept stalling, claiming they were preparing the system.

Recommend For New Hosts

Over all, Guesty has been a super big help with managing my properties. The platform is easy to use, easy to add automations, and at a good pricepoint.

Pros

Guesty saves a lot of time and headache when it comes to managing multiple listings and messaging guests.

Cons

Every now and then I've noticed my automated messages stop sending and I need to delete and redo them in order for them to work again. We also have had issues with the door lock creating new codes, I'm not sure if this is a Guesty issue or my lock.

Great for Certain Functions

It's good, not great! Not bad enough to switch.

Pros

Ease of calendar and monthly invoices, I like that it integrates with Turno and door locks. Auto messaging Works great with AirBnb amd Booking.

Cons

Functionality and Messaging on VRBO is horrible. It messed up my listings 3x and said I had way more beds (like 16 or 18 per property, when it only has 3-4, and said it only had 1 bathroom instead of 2-3).
Customer service is a joke. Sometimes takes days to get a response. No live chat or calling features. Most of the time the first and usually second reply don't even answer/understand my question and then its a back and forth.
It took so long to set up, as does any channel manager, so I'm dealing with it instead of swtiching.

Excellent Host Platform

Excellent. We have recommended Guesty to several friends who have just recently gotten in to vacation rentals.

Pros

We love that everything is in one place for managing properties

Cons

that the guest isn't required to include their email address as well as phone number. We like to send our guestbook our via email ahead of time so that they can see what's in the area, places to eat, and requirements before they arrive.

Awful platform

Pros

Nothing positive to say. Customer service was non-existant. They’re trying to use AI to respond.

Cons

Everything. The platform overall is poorly managed and does not connect easily with other booking platforms. Caused 3 double bookings in a week.

A good choice for STR business

Multi Platform User Review of Guesty

Guesty overall has been a top notch experience for us. We've had some technical glitches and customer service sometimes is on the slow side with today's work enviroment of too much work and not enough employees, but Guesty has done a great job overall of managing our platforms and I would highly recommend it.

Pros

Overall, Guesty is a fantastic tool. The ease of having all of our listings and information all in one place, makes the management of our listings so much easier. Guesty is also very user friendly and at the same time a very robust application.

Cons

The integration platform is at times cumbersome and sometimes confusing. Step by step directions need to be updated to match the actual integration process for each platform.

Guesty for Host - Past User's Input

It was a great PMS software to start with but needed more user friendly functionality with the owner statements, UX and better customer service when there are issues with the software.

Pros

Guesty for Hosts was a great way to get started with a few properties under management. The onboarding was a nice and easy process.

Cons

Guesty for Host has limitations once you reach 4 plus properties. I was having trouble integrating more due to limited features like the owner statements and the UX is very dated. It also took 7 plus days for IT tickets to be addresses. No one to call only an email for support.

Features are great but the app has some bugs

Overall I would recommend Guesty for Hosts! The foundational capabilities are so helpful when managing reservations on multiple platforms.

Pros

Guesty easily integrates with all of the major booking platforms and also helps you to set up your own direct booking website. I love the message templates and automated messages. These are more robust than Airbnb's message templates.

Cons

There are some bugs in the user interface, especially on the app. Some screens don't display correctly and there are a couple quirks but they are usually easy to figure out. My biggest complaint is how slowly the app takes to load sometimes.The feature I wish they had was being able to allow co-hosts to the CMS. VRBO doesn't allow cohosts so if I could add a co-host to Guesty it would solve a lot of problems!

Avoid Guesty if Connecting VRBO

Guesty customer support is absolutely horrible. My issue stemmed from inability to connect to VRBO which appears to be an issue with the cancellation policy. I created an account with Guesty on May 22 and it has been nearly SIX weeks without the ability to connect or access my VRBO account. This has cost me thousands of dollars during peak summer booking season. More than 35+ emails have been exchanged with zero resolution and only a "our development team is working on it" response provided. In this time, there has not been an opportunity or offer to have even a phone conversation with customer support - everything has been through email which for this issue, it would have been helpful. When I stated that I was going to disconnect all connected platforms, only then did I get offered an 'opportunity' to speak with a customer success representative. Having experienced this, I would NEVER recommend Guesty for Hosts with anyone.

Pros

Connecting your rental platforms is great - no issues with AirBnb. VRBO is a different story and the customer support has been horrible to say the least. Automated messages to your guests is very helpful. One stop shop for rental management is great.

Cons

Inability to connect with VRBO which has led to significant loss of bookings during peak summer season. Customer Support is horrible.

Unified inbox is the real value

Pros

There's no better way to manage multiple platforms than Guesty for hosts - the unified inbox is incredibly helpful to manage bookings and messages, especially if you're listed on booking.com.

Cons

If I can change anything, it would the be the homepage view on desktop. It's not a great dashboard and would be more helpful to have a typical dashboard like in other apps.

Benefits is automatic messages, but there are some things that definitely need to be improved.

Vacation Rental Ease of Use

Pros

Guesty for Hosts automated messaging system is the main thing that we use the platform for. It saves us a ton of time and energy not having to keep track of messages being sent to guest on check in and check out. The ability to link to our smart locks is another huge benefit of the program. It again saves us a ton of hassle to not have to generate our own codes for guests.

Cons

The software is clunky to use sometimes. It seems a litte outdated and could be more user friendly. The customer service chat is also non existent. It just directs to articles that are sometimes helpful, sometimes not. It would be better to talk to or chat with a human to resolve issues.

Buyer beware they’re very unreliable in so many ways

Definitely not a good experience. Overall, we decided to go with another software after giving them chances. Customer service is slow to answer, and there are just way too many glitches with calendars and double bookings.

We have posted on host support sites and have the same thing for many owners.

Pros

The ease of set up and easy to maneuver on the site and app

Cons

They are one of the most unreliable, inconsistent and unprofessional companies we have dealt with in this business. It takes days for customer service to answer you if you’re having a problem, and most of the time, it’s a big answer, and requires you to go back-and-forth, which adds more time.

The sync feature for calendars and integrations is horrible. we have had consistent double bookings because of glitches on their end. This is a dealbreaker for us.

My overall experience is good. I do like the system, it could be a bit more user friendly in some areas.

Pros

I like the calendar feature and the feature to view property specifics. It is easy to use and user friendly. The process to set up agents in the system is extremely easy as well. I Love the fact that we are able to load the links to all property specifics from the actual Guesty system.

Cons

The payment process is a bit all over the place. You are able to add credit cards and sometimes it is hard to find out which button will actually process the payment in real time. Sometimes we have to enter the information and let the system manually take it.

Poor Support and Integrations

It was not a good experience and will probably be switching soon.

Pros

Guesty for Hosts does the minimum well, but there are other better products out there for less money.

Cons

Guesty for Hosts has poor customer support. They treat Guesty for Hosts very badly and seem to have little regard for Hosts users compared to Guesty for Pros. They focus all of their time and energy on the Pros. Why even have a Hosts level if they don't support the users or update the product. They do false advertising to draw you in only to discover that most of the integrations with other products are only for the Pros subscription and the Hosts level.

Daily user - Airbnb

Pros

I am very happy with the integration modules allowing cross promotion between platforms, and the ability to manage smart locks via the site relieves a lot of stress and reduces manual input required.

Cons

The calendar functionality used on a mobile device, can be a little more user friendly. Often when editing current reservations or updating blocked out dates, it takes a few hops, skips, and jumps to get the task accomplished.

Lack of Customer Service Makes for an Abysmal Experience.

ABYSMAL. Find another service to manage your property(ies).

Pros

The automated messaging and integrated in box is about the only thing this software has going for it.

Cons

AI driven customer service is the downfall of this platform. This software works great until it doesn't. Then you can spend countless hours going in loops with AI that cannot answer a specific question. Emails that are sent for help fall into a black hole and are never answered. My pricing is accurate of GFH, but is incorrect on my booking platforms and I am looking to lose money on my property, lose quality guests and possibly ruin my listing reputation. I am looking for a new integration service because this has failed me. I would not recommend it to anyone.

Poor customer service.. double booking

Poor support, unreliable and poor web calendars… stay away

Nothing to be honest. Poor support and calendar combination

Cons

Very unreliable, double bookings off an on but in the last week we had 4 double bookings. This added so much work to us and trying to iron out the issues with upset guests. No response from support for days of reaching out. When we canceled our subscription , low a behold… constant contact. Cost us time, money and host ratings

Best AirBNB App to Date

Awesome.

Pros

AirBNB has a horrible website and app. YourPorter completely remediates the problem. Calendars are all on one screen, easily allowing you to get a view of current and upcoming reservations. If you combine this app with a good pricing tool app you will NEVER need to go to AirBNBs site again.

I force all my cohosts to use this software and I will not work with anyone that does not use it.

Cons

If you added the ability to set pricing on this tool it would be nirvana.

I don't like the way you have to scroll back to view previous reservations; it "bumps" the calendar back in 90 day increments then you have to scroll back to a more recent day. This is a very minor nitpick.

Great for integration

Guesty itself is intuitive and easy to use, the integration with VRBO was painful, but it seems that was on the VRBO side

Pros

The ability to sync calendars and integrate with price labs is great! Guesty is now the master source of information for my air bnb and VRBO accounts

Cons

The calendar management, while powerful, the view is meant to manage 10+ properties, would love to be able to see it in a calendar view of I have one property instead of a table with 1 row

Your Porter Lives up to the Hype

The automation allows me to not have to respond manually and gets me away from jumping every time there is a booking.

Pros

Your Porter has helped me automate much of my short term rental business on both Airbnb and Vrbo. From auto messaging, calendar syncing, cleaning staff coordination...this app is very impressive.

Cons

You do have to follow their documentation closely as you integrate this into your business. I had a brief time when my two calendars would not sync and I had to restart the Vrbo integration.

Overall, disappointed with it, great idea, badly executed

That it pulled my Airbnb listings into one place

Cons

It often doesn't load, it doesn't tie my listings into the right place sometimes, notifications to the cleaners don't go out more than they do go out, the support is atrocious takes week and sometimes months to get back to you (3 months is my record for a reply)

Unfortunately very disappointed

As a YourPorter customer everything worked great. Then in came Guesty for Host. And it was good at first and then the last experiences have been very bad. Absolutely no customer service. And I mean NONE. I have submitted tickets for the past 3 months and no answers. In the meantime I had to leave and move on.

Pros

I actually really like the software and how well it works. Especially the messaging.

Cons

It would have been good to have the rental platforms connected so that we had immediate updates.

Great for beginners.

Easy to use for my small Airbnb business

Pros

Very easy to set up with my existing Airbnb and Booking.com accounts.
Most suitable for what I needed - just 2 properties that I manage / maintain myself. I mainly wanted to a channel manager that stopped the potential of double bookings.
I found the automated messaging that operated on both booking platforms very useful.
The simple format was very welcome as i did not want anything too complex or complicated.

Worst experience with a software company

Very poor. I work for a software company and we would never treat clients like this. Absolutely appalling

Pros

At first I thought that this product was great. Easy to deply and set up. Unfortunately I had countless issues along the way that were not resolved.

Cons

The customer service and support is not helpful. Never provided updates. Never made sure my ticket was taken care of. Left me to figure out messaging to clients without any communication from support or development. Furthermore, the pricing is not clear on their website. I was charged way more than expected.

Your Porter integrates seamlessly with the 3 online booking sites I use for my short term rentals plus it plays nicely with Beyond Pricing. Guesty has been a fabulous integration tool, to sync our listing calendars, integrate with our pricing management system, and even link with our guest guide! Guesty's webpage builder for direct bookings is also significantly more robust and user friendly than our old systems was.

A perfect fit for my needs

Pros

I tested 2 more solutions and decided to use Your Porter for a short rental property.
It is a simple solution and does exactly what I need, and probably many other property owners;
1. It syncs booking.com and airbnb calendars
2. It unifies the communication with guests on a single interface
3. It offers an integrated solution for charging booking.com guests
4. It replicates airbnb pricing into booking.com. This was a key in my decision. I find airbnb pricing engine suitable for my needs. I didn't want to use other pricing engines, nor booking.com engine which i find cumbersome and not optimized for small private property owners.
5. It is reasonably priced.

Cons

Small hiccup is that number of babies is not synced from airbnb to yourporter. Surely they'll fix it soon.
Another one is that they only accept credit cards. No solution for monthly bank transfer, ideal (Netherlands). They did however offer an online annual bank transfer.
