Keydesk is neither. It is a modern platform built specifically for businesses selling pitches, hire fleets, pods, lodges, huts and cabins, frequently several of those on the same site. It suits independent operators moving off spreadsheets, paper diaries or an ageing system, who take a mix of online and telephone bookings and want to grow direct revenue without paying a percentage on their own guests. Rate control is the strongest reason sites choose it. Operators define trading seasons, set nightly prices, fixed break packages or headcount-based charges with occupancy limits, grade hire accommodation, and apply minimum-stay restrictions. Whole periods are revised in a single pass through a bulk editor with a preview step before the change lands, so seasonal repricing does not mean editing dates one at a time or logging a request with a supplier. Reservations arrive by two routes. Staff key telephone and walk-in business straight in. Guests use Keydesk Direct, a mobile checkout run for the operator at a yourpark.keydesk.co.uk address that they link to from their own site, fed by real inventory so quoted prices match what is actually sellable. Neither route carries a Keydesk percentage. Sites already listed on Pitchup connect over a live API that syncs what is bookable, at what rate and under which stay rules, with inbound business, amendments and settlement updates arriving without re-keying. Stripe processes card transactions. The operator sets the amount collected at the point of sale, and outstanding sums, due dates and automated reminders are tracked against the reservation, with financial summaries for reconciliation. Add-ons such as pet charges, cots, hampers and logs attach to the reservation, charged once, nightly, or by quantity. Day to day, a live calendar carries arrivals, departures, closures and in-stay guests, reservations progress from confirmation through arrival to departure with amendments supported throughout, and management reporting covers occupancy, takings and daily movement. Guest profiles retain visit history and consent status, with archiving, restoration and erasure operated by the site rather than a support desk. The commercial model is deliberately plain: £49 per month per site, billed monthly, a single plan for every customer, no commission, no per-seat charge, no tiers to climb and nothing to sign. Onboarding and migration are included. Stripe's own transaction fees are the only further cost. Keydesk is a newer product and is candid about scope. Distribution beyond Pitchup is not connected, and it does not run private-owner ledgers, annual pitch fees or utility recharging. Operators needing broad marketplace distribution or owner management from day one are a poor fit today. An operator running several separate parks takes one subscription per park. Everything in the product is included at that price. There are no feature tiers, no module unlocks, no per-user charges and no per-booking charges. The plan covers the Keydesk Direct booking portal, the booking calendar and reservation management, pricing with bulk editing, deposits and balance tracking, extras, guest records, operations reporting and the Pitchup integration. Places are limited and it works by application rather than a public discount code. There is no free plan and no time-limited trial. An account can be created and a site, its rates and its booking rules configured at no cost before committing to live bookings, so the product can be assessed against real inventory first.
