> PlotForge is a browser-based site plan generator for people who have to hand a drawing to a building department. Type in a property address, PlotForge pulls the real parcel boundary from county GIS records and lays it over current aerial imagery to scale, and you draw the deck, fence, shed, pool or addition on top of it. Setback distances to every property line are measured and labeled for you. Most users have a permit-ready PDF in about three minutes.

Who It's Built For

The typical user is a deck builder, fence contractor, pool installer, shed dealer, remodeler or general contractor pulling two to thirty permits a month. They are not drafters and have no CAD license. Until now their options were hand-sketching the lot, tracing a satellite screenshot, or paying a drafter $300 to $600 and waiting a week.

It also gets used earlier in the job than people expect. Spec builders and land developers test what fits on a vacant parcel before they buy it, dropping concept building pads on real lot geometry and checking slope and buildable area. Sales teams use it at the kitchen table, laying proposed work on the customer's own property at real scale during the estimate.

Who It's Not For

If you need construction documents, structural detailing, 3D modeling or a legal boundary survey, PlotForge is the wrong tool and we will tell you so. It produces the plan-view site exhibit a permit office asks for, not stamped engineering. Contours and slope shading come from public USGS data, labeled as reference, not survey data.

What Makes It Different

The parcel geometry is real. Most tools in this space hand you a blank canvas and a satellite photo and leave the accuracy problem with you. PlotForge sources boundaries from county assessor and GIS layers with a national parcel database behind them, so the lines you dimension from are the actual recorded lines.

The output also looks like a professional drafted it: graphic scale bar, north arrow options, area hatching, bearing labels, and a title block that fills itself from your saved company info. A plans examiner judges a submittal partly on how it looks.

What You Can Draw

Boundaries load automatically with bearings and dimensions. Existing buildings place from public footprint records in one click. From there: structure and pad tools, fence, wall and pool tools with live measurements, driveway ribbons, easements at recorded widths, freeform zones with live square footage, parking layouts with accessible stall counts, tree-clearing buffers, road centerlines with corner-to-centerline setbacks, topographic contours, slope shading, a tape measure, arcs, note blocks, and a live takeoff totaling area and impervious coverage.

What You Get Out

Export to PDF, PNG or DXF. An editable permit cover sheet generates alongside the plan with location and vicinity maps and a sheet index. Existing CAD PDFs or images upload as their own title-blocked sheets, so a whole permit package goes to the counter as one document. Projects autosave and reopening one never costs a credit.

Coverage

United States: effectively any address nationwide, with dozens of counties wired directly to their GIS source. New counties get added on request, usually same day. Leaf-off imagery in select areas matters on wooded lots. Canada: now expanding, starting with Ontario.

Getting Started and Support

Start with a 30-day free trial. No credit card, no watermark, every feature unlocked, and the plans you produce are real and usable. Run your next permit through it. Onboarding is a short set of how-to videos in the app, plus a dozen practice addresses so you can learn on someone else's lot. Support is direct email.

After the trial, one-time packages start at $29 for a single plan and monthly plans scale up for higher volume. Prefer not to draw it yourself? Our done-for-you service delivers a finished plan for $149 in 48 to 72 hours with five free revisions.

Runs in the browser, no installation. Desktop or laptop recommended.
